Construct a structural engineer if you want to move all the excess stuff to the attic. Most often, the attic is designed to hold the weight of the roof and not an extra treadmill, along with old furniture pieces. Adding steps to an attic might be a bad idea too.
Drainage system:
Do not alter the existing drainage system in your quest to add a new walkway or trees. The person who designed it in the first place might have added appropriate slope grade, you don’t want to disrupt that and make the water flow right back inside the house. This could lead to a lot of extra expenses, later on.
Water heads, aiming at the house:
You don’t want sprinklers or water hose to be put near the house, which leads to rotten walls and colour drainage. All the water heads must be turned away from the house.
